Flash or non-Flash Websites?

The Synote project ( http://www.synote.ecs.soton.ac.uk/ ) is creating a Web 2.0 style application that allows people to annotate all manner of multimedia (for example, transcripts of vodcasts, slide images for podcasts, etc). We have reached the point of building the interface, and aren't sure whether to use DHTML + AJAX + small Flash players (e.g. the way that YouTube works), or whether to create an entirely Flash-based website (for example: http://www.ebizmba.com/articles/best-flash-sites ) What do people think? Do you like the control the wholly Flash-based approach gives, or do you prefer the simplicity of traditional Web standards?

No Flash (so DHTML, AJAX, CSS, etc. only)
Some Flash (DHMTL, AJAX, etc + Flash for limited multimedia effects)
All Flash (Entire website built in Flash)
